We require participation in our Renter Liability Waiver Program instead of traditional renters' liability insurance. This program has a monthly fee of $18.65 and covers your liability to the property owner for damages up to $200,000 per occurrence from accidental incidents caused by you or your guests. Please note, this waiver is not a substitute for personal property or personal liability insurance. We encourage residents to secure coverage for their personal belongings and liability. Our preferred insurance carrier for personal property coverage is ePremium. It's advisable to consult an insurance professional to evaluate your personal insurance needs.
Yes—move-in specials are available and updated regularly. Specials can change frequently, so to get the latest offer, please check the homepage for the current move-in promotion or call the leasing office to hear about the exact offer available now. Note: specials may be limited-time and subject to qualifications.
We do not offer furnished homes by default, but we partner with Cort Furniture Rental to provide furnished home options. Availability can vary by property, so please contact the leasing office or visit Cort’s website at www.cort.com to learn about current furnished options, pricing, and delivery details.

Paying rent is quick and cashless with our streamlined options. Use the online portal or the RentCafe app to submit your payment securely from anywhere. You can pay by credit/debit card or ACH, and you’ll receive a clear receipt for every transaction. For residents who prefer mobile access, the RentCafe mobile app offers the same secure, convenient payment flow, making on-time rent a breeze every month.
Set up automatic rent payments in just a few clicks through the RentCafe portal. Navigate to the Payments section, choose Setup AutoPay, and follow the prompts to schedule recurring monthly payments. AutoPay ensures your rent is paid on time each month, helps you avoid late fees, and keeps your accounts organized with automatic confirmations and reminders.
All applications are completed online through our website. Each applicant pays a one-time $75 application fee, and there is a $250 administrative fee per apartment. The administrative fee is refundable if your application is denied or canceled within 72 hours, but non-refundable after that period. Once submitted, applications are processed through our third-party screening company, which verifies credit, criminal background, rental history, and income.
Subletting is not permitted at our community. However, you may add a roommate to your lease by contacting our leasing office. The prospective roommate must complete our online application, pay the application fee, and meet our qualification criteria. Short-term rentals (Airbnb, Vrbo, etc.) are strictly prohibited.
We are a pet-friendly community! There is a one-time pet fee of $350 for one pet, or $500 for two pets! The pet rent is an additional $15 per month, per pet. While we don't impose weight limits, we do have breed restrictions and will not be able to authorize any of the following full or mixed breeds of dogs: Akita, Alaskan Malamute, Chow-Chow, Doberman, Great Dane, Pit Bull (also known as: American Staffordshire Terrier, American Pit Bull Terrier, Staffordshire Bull Terrier), Rottweiler, Saint Bernard, and Shar Pei. All other animals are prohibited, including but not limited to, snakes, ferrets, iguanas, potbelly pigs, rabbits, and insects. All pets must be well-behaved and under control at all times and may not pose a threat to others. Management reserves the right to require removal of any animal that is aggressive, neglected, or creates a safety concern. Service and support animals are not subject to pet fees or pet rent, as required by law, with proper documentation. Misrepresentation of a service or support animal is considered a violation of the lease.
Packages and parcels are delivered to our mail and package room located on the first floor. The package room is monitored with video surveillance, and we also provide Amazon package lockers for resident use. Each resident receives a mailbox key at move-in to access their assigned mailbox. For grocery or food deliveries, we ask delivery drivers to contact you directly, and residents should meet them in the lobby or at the front door to pick up their order. This helps ensure deliveries are received promptly and securely.
We offer parking in our gated parking lot located in front of the building on a first-come, first-served basis for $125 per month, in addition to rent. There is also a city-operated parking deck located next door to the property that offers second-floor skywalk access directly to the building. Monthly parking in this deck is available for $115 per month through Metropolis IO. Additionally, there is both free and paid street parking available around the building.
Yes. Residents are responsible for their guests while on the property. Guests may stay up to 7 consecutive days or 14 total days within a month. Longer stays require the guest to apply and be approved to be added to the lease, including a credit and background check and application fee. Guests must follow all community rules outlined in the lease agreement. For parking, guests should use the public parking deck next door or available street parking around the building.
Residents at Tower on Tenth may request a transfer to another apartment within the community. A 60-day notice is required before the transfer can take place. If the transfer occurs during an active lease term, a $500 transfer fee will apply. If the desired unit is not immediately available, a $250 holding fee may also be required to reserve the apartment until it becomes ready.
Residents may terminate their lease early if they meet the early termination requirements. This includes providing at least 60 days written notice (ending on the last day of a month), paying an early termination fee equal to one month’s base rent, paying all rent and fees owed through the termination date, and repaying any concessions or discounts received. Residents must also complete the required early termination paperwork and return the unit by the approved termination date.
Each hallway on floors 2 through 12 has a trash chute located at the end of the hallway. Residents should place only bagged trash in the trash chutes. Boxes and large items should be taken directly to the dumpster located in the parking lot outside. Furniture and electronics are not allowed to be disposed of in the dumpster. If these items are found in the dumpster and traced to a resident, a $500 fine may be issued. Additionally, trash may not be left outside of apartment units or in the hallways. Any trash left in these areas by a resident may incur a trash violation penalty charge.
